Activity in March 2019 was basically the same as April 2018 in terms of number of transactions, but showed improvement from recent months. The average pricing is up to $788,335 from March 2018 which was $784,514.
57% of the inventory that sold in the GTA sold between 400k-800k. 25.5% sold between 800k -1.25M. 9.7% sold 1.25M and up.
Listings are down year to date which continues to keep competition strong. Rental market is fierce and highly competitive still with average one bedroom prices at $2,300 and average 2 bedroom prices at $2,900.
We expect activity and pricing to continue to grow as the weather gets better, which we are finally seeing now at the middle of April.
It is a great time to sell and we have been regularly setting new highest sale price records in the buildings and neighbourhoods we have sold in! Yay!
Foodie Tip: I think I am longing for Japan as it seems all my tips last month and this month have been for Japanese food. For a real sushi experience and great special night out I recommend: Shoushin or Yasu. Yasu is pure sushi at the bar, whereas Shoushin offers interesting plates as part of the Omakase - (like chopped toro tartare, Uni and caviar in a martini glass)
Also Shinta Japanese BBQ for fun all you can eat and grill it yourself experience without the loud exhaust fans above as there's are built into the table. They have Kagoshima Japanese A5 beef (highest rating for Japan beef and lots of marbling)...drool.
